HAPO CCU now had a new, high performance branch prototype. Proven in two locations, HAPO needed to expand market service in Central Washington to support a growing membership and solidify its presence as a solid competitor. A site was identified and HAPO turned to Momentum to repeat the successful prototype.
This time, however, HAPO raised the bar. The 3rd prototype location would be LEED certified. HAPO would embrace Green building principals going forward. The good news: the branch design was already “Green!” Momentum would have little to change, not the look, not the materials, not the layout. All that would be required was minor adjustments and documentation for certification. 100% of Momentum’s project management staff is LEED Accredited; no problem.
The location was ideal, with great visibility, but required extensive site development to take advantage of the site. Due diligence pays. Momentum defined the solution prior to HAPO closing the land purchase. As a result, the bulk of the additional required site work was negotiated off the price; another win for HAPO and a strong testament to the power of prototyping to speed development planning.
With the design site adapted and permits in hand, Marlin Schrager took the reins for Momentum to complete the project. While the third time might be a charm; the reality is practice makes perfect and Marlin knows this facility. The project was bid to take advantage of reductions in construction cost and an “A” team of local trades and craftsmen was assembled.
Once underway, it was the construction timeframe that really delivered value. Careful pre-planning, a solid prototype refined through repetition, and a driven local team of craftsmen completed Yakima branch 1.5 months ahead of schedule. The branch was delivered to market in 5 months including 7 weeks of site development before the building could even start! Wow! Not only that, Momentum returned over 6% of the contract value to HAPO in savings.
