Develop a new student housing community with an aggressive completion date
Slippery Rock University partnered with Momentum to develop a 29-acre site into a 636-bed student housing community, with 14 individual housing facilities and an activity center. The project was sizeable, exceeding $25MM in construction value, but it had a tight timeline – the entire complex had to be completed in 12 months to be ready for the upcoming school year. A lengthy land development permitting and approval phase, along with the coordination of key prime contractors, added to the complexity.
To meet the deadline Momentum staff organized an intense project design and delivery schedule, relying upon our comprehensive pre-construction process, fast-track procurement, and integrated engineered building systems.
From groundbreaking to occupancy, the project was completed in just under 12 months — no small feat. Strong team communication throughout ensured the project met both financial and occupancy obligations, and the new complex is recognized as a premier off-campus student housing community.
Momentum did extensive research on modular construction technologies and decided to ‘panelize’ the structure, incorporating materials from a nearby panel and truss fabricator. This solution addressed budget and schedule requirements as well as a client request to support local labor and manufacturing.
